Catastro director explains 2023 property tax hikes

Many Chapala homeowners are mystified by what’s going with the 2023 payments of the impuesto predial (property task).

pg11aSome have seen the bills skyrocket by as much as 300 percent compared with last year, while others are only paying the same or slightly more than 2022.

José Barajas Gómez, chief of Chapala City Hall’s Catastro land registry office, explained the reasons for such extreme discrepancies in an exclusive interview with the Guadalajara Reporter.

The crux of the matter is the local government’s effort to standardize property values in approximate accordance with current real estate market prices in each zone of the municipality.

For example, the market value of urbanized property in a prime Ajijic location may now stand at 8,000 pesos per square meter, whereas the value recorded on previous predial bills stood at 1,500 pesos per square meter. Elsewhere in the municipality values may have increased modestly or remain unchanged.
