Taxes and service fees come due

The Chapala municipal government has begun accepting payments for 2025 property taxes and SIMAPA fees for water and sewage services as of Thursday, January 2.

The impuesto predial (property tax) can be paid in person at the Catastro office and cashier windows located on the ground floor of City Hall. Office hours are 9 a.m. to 2:45 p.m. Monday through Friday, and 9 a.m. to 1 p.m. on Saturdays. At press time, alternative methods for online payment had not been confirmed.

Payments can be made by bank transfer, certified check, Mexican credit or debit cards, or cash.

A 15 percent early-bird discount is automatically applied to annual bills paid in full by any method during January and February. The discount decreases to five percent in March and April.

The 50-percent discount for seniors, pensioners, retirees, and the disabled only applies to a maximum of 1.5 million pesos of the property’s tax value. Eligible individuals must present a valid INE voter ID to qualify. These stipulations mean that most foreign property owners will not benefit from this discount.

Water and sewage service bills are payable at SIMAPA offices located in the relevant locality. Chapala homeowners can pay at the agency’s cashier window at City Hall, while residents of Ajijic, San Antonio, Santa Cruz, San Nicolás, and Atotonilquillo can pay at SIMAPA branches in those towns, all open weekdays from 9 a.m. to 3 p.m.

SIMAPA offers the same discounts as for annual predial payments.

Taxpayers are advised to bring copies of their 2024 predial and SIMAPA bills to expedite payment procedures.

The Jocotepec government will begin collecting predial and water service fees on Monday, January 6.
